Unlike most purchases, buying a property is a major life decision. The Consumer Code for Home Builders gives protection and rights to purchasers of new homes, ensuring that all new home buyers are treated fairly and are fully informed about their purchase before and after they sign the contract. We ensure customer care is our highest priority and we do everything possible to make the experience as enjoyable and efficient as possible. While you are choosing, purchasing and settling in to your new home, we are happy to go the extra mile to help the process run smoothly and resolve any questions or issues you might have.

To make sure we deliver on our promises, we follow a strict code of practice. The Code is designed to help Home Buyers who, on or after 1st April 2010, reserve to buy a new or newly converted Home built by a Home Builder under the insurance protection of one of the supporting Home Warranty Bodies.

Choosing your Benfield home

the process starts when you choose and reserve your specific plot. You will be asked to complete a reservation form and pay a reservation fee - usually between £350 and £500 depending on the property you reserve.

Appoint an Independent Financial Advisor (IFA)
To finance the purchase via a mortgage, it's important to appoint an Independent Financial Advisor right away. You may already have one, but if not, speak to our Sales Consultant who will put you in touch with a good IFA. With such wide choice of mortgages available a good IFA can save you thousands of pounds by getting the right mortgage for your needs.

Appoint a Solicitor
Conveyancing costs vary from practice to practice, so we recommend you speak to several solicitors and obtain quotations for their work. Once you've appointed a solicitor, they will ask for some initial funding to cover search costs etc. It is important to pay this straight away so as not to delay the conveyancing process.

Important Note:
Ideally you will need the information from steps 2 & 3 at the point you reserve your home. If in doubt, our Sales Consultant will advise you.

Apply for your Mortgage
Once appointed, your IFA will work diligently to find you the best mortgage deal. It is important to progress your application quickly and pay for any survey fees etc., immediately.  Ideally you should have applied for your mortgage within a week of reserving your new home.

Make an Appointment with Your Solicitor
You will need to meet with your solicitor at least one week before exchange of contracts (that's the point at which you are legally committed to completing the purchase of your new home). At this meeting they will take you through the results of any searches and will want to ensure everything is in order ready for exchange of contracts. You will also be asked to sign your contract and pay your exchange deposit - usually 10% of the purchase price.

Exchange of Contracts
Once your solicitor exchanges contracts, a legal completion date will be set (however this may have been discussed sooner).

Home Demonstration
Shortly before the completion date, our Sales Consultant will invite you to view your new home by pre-arranged appointment. This meeting gives you the opportunity to view everything prior to moving in and gives us the chance to ensure you are entirely satisfied before final handover.

Legal Completion
At this point your solicitor completes the purchase on your behalf, drawing down mortgage funds as required. Once legal completion takes place, the keys to our home will be made available from our Sales Consultant, who will be there to meet you at the property to ensure a smooth handover and read metres etc, ready for you to move in!

Moving In
You will probably have booked a professional removal company already, so it's time to unpack those boxes and create the beautiful new home you've dreamed of.

Without doubt this is the most important part - and often frequently over looked! Now is the time to enjoy your brand new Benfield home, so make sure you take time to do just that.

Homes come complete with a Ten year warranty

When you have purchased a new home from Benfield Homes, you can be confident that it has been constructed to our exacting standards. As a result it comes with a complete with a 10 year Warranty from either the NHBC.

More Advice

The warranties are similar in nature and both provide a guarantee that runs for a 10-year period* to cover you against any major structural damage to your home. For the first two of these ten years, Benfield homes will be on hand to assist you with any issues that you may have with your new home.

In the event of you requiring our Customer Care Department please:

Write to Benfield Homes detailing your concerns.

Please provide a daytime telephone number (for access arrangements) i.e. mobile or work. We will then contact you to arrange a convenient date and carry out the works. We will then issue a Customer Care Sheet, to our Maintenance Operative detailing the works to be carried out.

Please note theat all items must be reported in writing before action will be taken. Only emergencies such as electrical or plumbing will take priority. However, these must also be followed up in writing.

The NHBC Buildmark does not cover general wear and tear, condensation, normal shrinkage, damage caused by failure to maintain the proprty, appliances or servicing of the boiler.

Whilst you are away from your home you can have peace of mind that the security is taken care off. External doors feature primed steel doorsets with multipoint locking system, and windows all have locks helping make your home as secure.
